Who you are dealing with
Your stay is a contract between you and K129 living, the operator of the K129 living apartments in Vilnius. Our full details are on the contact page. We are an accommodation provider, not a travel agency — we let our own apartments.
Making a booking
Choosing your dates and submitting the booking form is a request to stay. The dates and price you see come from our live calendar, but the booking is only firm once we have confirmed it and sent you a booking reference beginning with HF-.
You must be at least 18 years old to book, and the person booking is responsible for everyone in the party. Please give us a name and email you actually use — that is how we reach you about the keys and the arrival.
Very rarely a date can sell out on another channel in the seconds before you submit. If that happens we will tell you straight away and either offer you an alternative or take nothing at all.
Prices and what is included
Prices are per night in euro and depend on the dates — weekends and busy periods cost more. The total you see before confirming includes the nights, any cleaning fee for that apartment and applicable taxes, and that is the amount you pay. There are no booking fees when you book direct.
Bed linen, towels, wifi and the kitchen equipment listed on the apartment page are included. Anything marked as an extra is charged separately and is shown before you confirm.
Local accommodation taxes are included in the total where they apply to the apartment you picked.
Paying
We currently arrange payment with you directly after your booking is confirmed — we will tell you how and when in the confirmation. No card details are taken on this website.
Arriving and leaving
Check-in is from 15:00 and check-out is by 11:00. We send arrival instructions before your stay, so please tell us roughly what time you expect to get there — especially if that is late in the evening.
Earlier check-in or later check-out is sometimes possible depending on the day. Ask us and we will tell you honestly whether it works; it is never automatic.
Guests and the apartment
Each apartment has a maximum number of guests, shown on its page, and you may not exceed it — that limit is about beds and safety, not money. Only the guests named in the booking may stay overnight.
While you are with us, please:
- treat the apartment and the building as you would your own home;
- keep noise down between 22:00 and 07:00 — neighbours live in the same stairwell;
- do not smoke inside; smoking indoors means paying for professional cleaning;
- do not hold parties or events, and do not sublet or re-let the apartment;
- tell us about any pets before you arrive, rather than on the day.
Any specific house rules for your apartment come with your arrival instructions and form part of these terms.
Damage
Accidents happen and small wear is expected — you will not be charged for normal use. You are responsible for damage you or your party cause beyond that, and for anything that goes missing. Please just tell us if something breaks; it is always cheaper and easier when we hear it from you first.
Changing or cancelling
You can ask to move your dates or cancel from the manage your booking page using your reference and the email you booked with. What it costs and by when you can do it is set out in our cancellation policy, which forms part of these terms.
If we have to cancel
We will only cancel a confirmed booking if something makes the apartment genuinely unusable — a burst pipe, a power failure, damage from the stay before yours. If that happens we will offer you a comparable apartment where we can, and otherwise refund everything you have paid in full. We are not liable beyond that refund.
Our liability
We are responsible for providing the apartment as described and for putting things right when we get it wrong. We are not responsible for your belongings, for events outside our control, or for costs such as flights and other bookings you make around your stay. Nothing here limits your rights as a consumer under Lithuania and EU law.
Complaints
If something is wrong during your stay, contact us while you are still there — almost everything can be fixed the same day. Write to us at the address on the contact page and we will reply within one working day.
Law
These terms are governed by the law of Lithuania, and disputes belong to the courts there. If you are a consumer resident elsewhere in the EU, you keep the protection of your own country's mandatory consumer law.
Bookings made elsewhere
If you booked through Booking.com, Airbnb or another portal, the portal's own terms and cancellation rules apply to that booking instead of these, and changes have to go through them.
